The most expensive (and cheapest) places to buy in East Anglia

When compared to the capital – which is easily commutable from many of the region’s towns and cities – East Anglia offers great value for money. Like any region however, East Anglia is home to two very different housing markets. Here’s what premium and affordable East Anglia have to offer…

Premium: Cambridge

Let’s start with an obvious property hotspot; Cambridge is known for its high property prices as much as it’s regarded for its world-class education. This ‘university effect‘ is said to be responsible for Cambridge’s property surge, with property prices rising by 47% in just three years!

Yet, with strong demand from commuters, job seekers looking to infiltrate Cambridge’s tech and science economy, and rather limited housing supply, the city evidently has a lot more going for it than its academic appeal. Average house prices in Cambridge are the UK’s most expensive as a result at £462,400.

Affordable: Jaywick

From the most expensive places to buy in East Anglia to the cheapest, Jaywick is considered the UK’s most deprived town, but it is also one of the friendliest. Recent regional housing data identified it as the East of England’s lowest-priced town, with average house prices around £106,571.

Premium: Saffron Walden

Those in close proximity to Cambridge are also being deemed desirable places to live. Case in point – the affluent Saffron Walden. The Essex market town was named the Best Place to Live in the UK 2025 by the Sunday Times. Here Saffron Walden Historical Society shares the Sunday Times’ feedback on why it was ranked number one in a 72-strong shortlist:

“Saffron Walden was chosen for its knockout historic looks with excellent state schools, a rich cultural offering and an exploding foodie scene. Affordable: March

For great value for money and a market town with character, March is the perfect pick. Safe, family-friendly and community focused, March is an attractive place to live as well as affordable with its position on the edge of the countryside ideal for exploring the best of the Fenland.

Premium: Aldeburgh

The mix of city, countryside and coast is what makes East Anglia such a hit with so many home movers. At the premium end of the property scene sits Aldeburgh, an elegantly stylish market town on the beautiful Suffolk Heritage Coast and commutable to London in just two hours!

The combination of coast and convenience make it a prime spot for second home ownership, with everyone from well-off retirees to lifestyle movers relishing this prestigious seaside town.

Affordable: Great Yarmouth

For coast without the high price tag, Great Yarmouth delivers. It’s one of the most affordable East Anglian coastal towns, making it popular with first time buyers or home movers looking for a dose of seaside living and good value. While Great Yarmouth is plagued by the seasonal economy, weaker wage growth and less commuter demand than other areas, it is the subject of ongoing regeneration, which can only mean good things for its future.
