The importance of the local authority search

Whether you are a first-time buyer purchasing with a mortgage or a seasoned property owner paying in cash, the results of your local authority search can make or break your decision to buy.

A local authority search delves deeper into any planning or building control issues that could affect the property, as well as the highways, rail and pollution problems that could impact the use of your prospective home going forward.  It’ll also confirm if the property you wish to purchase is listed, sited within a conservation area, subject to a tree preservation order, in need of an improvement or renovation grant, or located in a smoke control zone.

The costs and timescales to expect

When ordering any of the required property searches, your conveyancer will handle all the paperwork. You will however have fees to pay, with the average cost of a local authority search varying across the country. You can expect to pay anything up to £250 for your local authority search.

How long a local authority search takes is another concern for property purchasers and sellers. The government target may be 10 working days for the completion of local searches yet the reality is very different. Turnaround times in this particular area have received plenty of bad press, with some of the worst offenders taking up to 116 working days to complete the process and return the necessary documentation.

Keeping your property searches on track

Instructing your solicitor or conveyancer to start your property searches (including your local authority search) as soon as possible is a great place to begin. Do bear in mind that most property searches are only valid for a period of three months however.

Being prepared to act quickly, whenever further information needs to be provided, is essential. In addition to this, you can also take out search insurance to protect your interests should the worst happen.
