With recent news revealing that a whopping 177,370 sales were completed across the UK during March alone – this marks a staggering 104% increase compared to March 2024! – there’s no denying that the UK property scene is bustling with activity right about now.

The increased number of properties for sale and the hugely competitive landscape however means it’s very much a buyers’ market at present, with many sellers having to accept lower property offers to close a sale. Some are even struggling to sell their properties, with buyers unwilling to compromise during their search for their dream property.

If there’s not as much interest in your property as you anticipated, don’t give up! There are several steps you can take to make your home more desirable to buyers and increase your chances of a sale. Just read our expert tips below…

Review your asking price

Overpricing is often to blame for a property not selling as quickly as expected. Knowing your property’s worth is of course important, but buyers can sniff out a greedy seller from miles away! Your asking price may need tweaking to bring it in line with buyer expectations.

Researching the wider property market is a great way to get your bearings as Agreed explains:

“Start by researching comparable properties in your area. Look for homes that are similar in size, location, and condition. Pay attention to the sale prices of these properties, as well as the length of time they were on the market. This will give you a sense of what buyers are willing to pay… overpricing can backfire. Properties that linger on the market too long may become stale, and potential buyers may wonder what’s wrong with the property.”

Requesting a new, more up-to-date valuation from not just your current estate agent but two or three others is another must when determining if you’re in the right ballpark in terms of pricing.

Work on your property

Whether it’s those little DIY jobs that you’ve been putting off or something more major, giving your home a once-over to make it more appealing to buyers is a must. Start outside where you’ll make that all-important first impression.

Kerb appeal can easily be boosted by refreshing the paint job on your doors and windows, fixing any minor flaws, or simply staying on top of general maintenance. You’ll be surprised by how much difference mowing the lawn, neatening bin storage, cleaning your windows or pressure washing your paths can make!

Make things LESS personal

When viewing a property, a potential buyer needs to be able to visualise themselves living in your space. Make it easier for them to do just that by cutting the clutter and hiding away any personal items. Keep the interior of your home neutral, spacious and minimalistic to present a clean and welcoming look that everyone can get on board with.

Do as the Americans do

Home staging is big business in America, and it’s becoming more and more popular here in the UK. Professionally staged homes sell faster and often for more money, with even DIY staging transforming your prospects as a property seller.

Host an open house

Another American tradition that seems to be taking off in the UK is open houses. Open houses generate interest in your property, bringing in both new buyers and people who viewed your property previously. Use your open house to show off your new and improved space to all.

If you want to stick with more traditional viewings, make it as easy as possible for would-be buyers to visit your home. Evening and weekend viewings are generally essential.

Refresh your listing

Securing viewings is a vital part of the property selling process, but without a good listing, this is pretty impossible to do. Take the time to refresh your property listing – invest in better photography (to show off your newly decluttered rooms), update the title and description, and highlight any new features or recent price changes to get people hooked.

Some sellers also introduce additional incentives at this stage. The option to cover the buyer’s conveyancing costs, contribute to their stamp duty, or include white goods and other fixtures and furnishings as part of the purchase is particularly appealing to buyers currently sitting on the fence.
